Why do you I need a home inspection?
It’s the best way to discover potential issues you need to address prior to putting your home on the market. If you have owned your home for years, it’s a great way to identify issues and fix them before they become even more expensive. Loan companies require an inspection during the loan process especially the VA.
Buying a home is a big investment and it can quickly become overwhelming. A qualified home inspector is trained to discover many defects that may not be obvious ranging from safety, health and fire hazards, some are simple repairs. Some repairs can be potentially dangerous and expensive. We will visually inspect your home from roof to basement. The inspection will be noninvasive so we will not be able to see behind walls, but we will check for any signs of wood or water damage as well as pest infestation. We will strive to exceed the standard practices whenever possible. Making sure all systems are running and in good repair. We will perform a thermal imaging test throughout the house to look for places where your heat could escape, or cold air come in.
What can I expect?
We recommend you be present during the inspection which will take approximately 3-4 hours, depending on the size of your home and if you would like us to inspect your outbuildings; your inspector will be happy to answer any questions you may have. You will receive a written report via email with 24 hours after payment has been received. The report is important to your realtor and loan company; you can then request the repairs be made or negotiate a lower price. Our goal is to take some of the stress out of your life and give you peace of mind. What a home inspection cannot do is guarantee the home will have zero problems.
